  The complex has been designed in such a way that the buildings are open on the southern side so that there is always a constant flow of southerly winds in all directions. The gaps between the buildings channelize the air to all parts of the complex creating a funnel effect. The buildings have been planned as staggered and joined units thereby forming an articulated slab block and acting as a wind wall on the northern side of the central open space. The joining and staggering of built forms reduces the direct exposure to the sun and increase mutual shadow thereby making it climate friendly. Most of the units have their own central green space with adequate parking and pedestrian walkway. Most of the flats either face south or landscaped gardens.    
         
 

All the buildings have a central zone, which gives entrance to maximum flats in each floor thereby generating optimum service core area and increasing efficiency ratio.

The design of each of the units offers privacy. The buildings have well-lit lobby in each floor. All the flats have minimum two sides open, which offer unobstructed view from different corner of the apartments.

To further add to the aesthetic ambience of the complex the kitchen, toilet and other utility areas open in a central space. This also avoids the view of soil and waste water pipes along the entire stretch of internal roads in the complex. To ease the installation and maintenance of the sewerage and water supply lines and make the complex maintenance and hygiene friendly, the use of Internal Ducts has been minimized. All the dwelling units have direct access from the motorable internal roads.

 
The Commercial Building has been planned at the periphery of the site with direct entry from the main road. This will restrict the entry of guests and visitors to the complex
